Many Northeast People Faces Dubious


New Delhi, April 18, 2015: 
Many northeast people have been cheated while buying properties in Delhi and national capital region which have been reported to Delhi Police and found that they didn’t do their basic scrutiny before investing their hard earned money, says Robin Hibu, IPS, Jt CP, Delhi Police and Nodal Officer for NE people in Delhi.


Here are some of checklists before buying properties:


ENSURE BEFORE BUYING PROPERTY


1. Ascertain True Ownership:-

    * Verify the persons in the chain of property by obtaining photocopy of the same.

    * Try to personally visit/meet person in the chain.

    * Ensure agreement is executed between buyer and the true owner.

 

2. Verify Bank/Institution Approval :-

     *  Better get the property  verified through Banks/Institutions because banks will provide loans only on fair properties.

 

3. Valid Title DEED :-

     * Get the title deed verified from a reputed firm rather than believing on  photocopy provided by the dealer/seller.

 

4. Check Completion Certificate :-

     * Completion Certificate issued by MCD.

     * Check if it is issued and the building in accordance to approved plan.

 

5. Confirm Approved Layout :-

     * Obtain building layout to confirm building plan is approved.

 

6. Confirm Area Details :-

    * Confirm the Carpet area as provided by builder through actual measurement rather than believing on brochures.

 

7. Check For Legal Dues :-

     * Obtain encumbrance certificate to ascertain there is no legal dues/complaints on legal dues.

 

8. Cost breakup of price of houses, rather than lump sum price be obtained from builder & the same be included in agreement. It will legally help in any sort of deficiency in any part of work done/services provided. Deficiency in furnishing, fitting, cupboards etc.

 

9. Enter in written agreement with developer/builder with payment charges, facilities, parking, delay in handling over etc. so that it can be challenged in court in case of violation.

 

10. Ensure earliest registration after reaching agreement.

 

11. Don't rush for discounts rather to go for phase wise construction linked plan.
